When I started home searching, I learned about “comps” or comparables, homes of similar size and quality that have recently sold in the area. This list provides useful data points to understand if the area is affordable and what you might offer for a house. Comps have been useful for us but also a bit depressing as the market has shifted this year and buyers are willing to offer 100-200K over asking on homes we have considered. When this happens and I review comps for the neighborhood, I can’t help but think this buyer is grossly overpaying. The goal is to pay close to what the house is worth and be in line with the comps in the area so that if the housing market takes a dip, your house holds its value. Prior to our focused search, a number of mid-century homes sold within price range that I think would be perfect for us and I’ve rounded them up here.
